LEASE BINDER PAYMENT CENTER and APPLICATION PAYMENT INFORMATION


  • Each adult 18+ must apply separately


  • With an email notice of an approved application, a binder of $200.00 must be received by EDI Real Estate within 24 hours of the approval notification to move forward with lease paperwork for leasing the property.  The binder will be applied towards the first month's rent.  Upon receipt of the binder, the lease paperwork will be emailed to applicant.


  • This BINDER IS NON-REFUNDABLE AFTER THREE DAYS (not banking days).  If within THREE (3) DAYS you change your mind regarding the property the BINDER FEE, UPON REQUEST, MAY BE RETURNED MINUS A $30.00 PROCESSING FEE.  IF YOU FIND ANOTHER PROPERTY OR DECIDE NOT TO SIGN THE LEASE PROVIDED to you, there is no Binder Refund.  


  • EDI Real Estate must receive the signed Lease, Security Deposit, and first month's rent (in certified funds) within three banking days of sending lease paperwork to applicant.


  • IF EDI REAL ESTATE DOES NOT RECEIVE THE LEASE PAPERWORK ALONG WITH THE ASSOCIATED CERTIFIED FUNDS DUE WITHIN THREE BANKING DAYS OF RECEIVING THE LEASE PAPERWORK, FOR ANY REASON, EDI REAL ESTATE WILL MOVE ON TO OTHER APPLICANTS WHO MAY HAVE APPLIED TO LEASE THE PROPERTY OR PLACE THE PROPERTY BACK AVAILABLE ON THE MLS OR MARKETING PLATFORM.  IT IS NOT FIRST COME FIRST SERVE.


  • If you have pets, please inquire PRIOR to submitting an application whether the desired property will ALLOW PETS AS APPLICATION FEES ARE NON-REFUNDABLE.  Some properties are PET FREE homes. If the owner approves a pet, there is a one-time non-refundable pet fee ranging from $250 to $500 per pet, which is determined based on the individual homeowner who may wish to impose a different fee structure due to extenuating circumstances, (i.e. the pet and its breed, having new carpet in the home, new hardwoods, etc.) 


  • Our properties are SMOKE FREE homes. This means no smoking is allowed anywhere on the premises or lot. Smoking is not allowed by any tenant or any person visiting the property. To smoke at the premises, allow smoking of others, or finding any evidence of smoking will be grounds for termination of any lease.
